Property Guidelines for Photography

First of all, let us introduce ourselves. We are Lighthouse Media Group, a local real estate, architectural and commercial photography company. You are investing in the best professional photography and/or video services for your home to get it SOLD / RENTED!

In order to make the experience and final imaging products as nice and impressionable as possible, it is requested that you review our Preparation Checklist to prepare your home for the shoot. We want the photos of your home to be the best they can be.

This requires teamwork and cooperation that will result in outstanding online presence when your home goes LIVE Online. Since 95% of home buyers start their search online, it is so important to make the first impression count!

What to expect during the shoot

When we arrive to take photos of your home, we ask that all staging and cleaning be done prior to our arrival. To efficiently maintain our schedule and deliver the level of service our clients expect, we can not spend unnecessary time at the home waiting for it to be cleaned, re-arranged, de-cluttered, etc. We ask that all vehicles either be in the garage or parked at a distanced from the home and all lights/lamps be on & blinds open.

We offer professional photography services that DOES NOT include:

  • Moving or Re-Arranging furniture

  • Making beds, cleaning, dusting or de-cluttering

  • Picking up toys or yard items

  • Touching personal bathroom supplies (shampoo, toothbrushes, deodorant, towels)

First impressions are everything, and for most home buyers and renters, their first glimpse into your home will come via online photos. For that reason, it is crucial that your home is properly prepared for the photographer. We have compiled a list of suggestions to help ensure that your home is looking it’s absolute best!

Kitchens

Remove The Following:

  • Clutter on the countertops

  • Items on the refrigerator

  • Pet Bowls

  • Hanging Towls / Rags

Make Sure You:

  • Wipe smudges from appliances

  • Ensure all bulbs are matching and working

  • Have all food put away

  • Hide The Trashcan

  • Close all closet doors and drawers.

Bedrooms

Remove The Following:

  • Laundry and hampers

  • Family portraits

  • Tissue boxes

  • Personal Items

Make Sure You:

  • Nicely make beds

  • Put decorative pillows to work

  • Hide phone charger cords

  • Bedside lamps are working

  • Close all closet doors and drawers.

Bathrooms

Remove The Following:

  • Clutter from the countertops

  • Visible soaps

  • Bath Mats

  • Used towels and Laundry

Make Sure You:

  • Clean your mirrors

  • Ensure all bulbs are matching and working

  • Wipe down counters

  • Close toilet lids

  • Close all closet doors and drawers.

Living Area

Remove The Following:

  • Clutter from tables

  • Tv Remotes

  • Tissue Boxes

  • Childrens toys

Make Sure You:

  • Wipe smudges from screens

  • Property arrange cushions and pillows

  • Hide phone charger cords

  • Turn off Ceiling Fans and Tvs

Exterior

Remove The Following:

  • Cars / Carts etc..

  • Trashcans

  • Childrens toys

  • Gardening Equipment

Make Sure You:

  • Clean the surroundings

  • Clean the windows

  • Trim the grass if applicable

  • Clean the Patio

Other

Remove The Following:

  • Firearms and weapons

  • Evidence of animals

  • Pool / Spa Toys

  • Cleaning Supplies

Make Sure You:

  • Turn on all Lights

  • Open All Blinds

  • Set The Table

  • Embrace your homes uniqueness

Other Things To Note

  • We don’t shoot inside closets. If you require photographs of a closet, please inform us ahead of time.

  • We don’t shoot laundry rooms. If you require photographs of your laundry room, please inform ahead of time.

  • Please keep all balcony doors ( facing the beach) closed.

  • To practice social distance, we will request anyone on the property to be 6 ft away. If possible, please wait outside the property till the session is finished.

  • Photography Sessions take about 1 hour on average.

  • Photo and Video Sesssions ( with Drone) take about 1.5 - 2 hours on average

  • Photo, Video and 3D Virtual Tour Sessions take about 2 - 2.5 hours on average.
